3.       One of the enemies of a wood-framed home is moisture.  I have a strong interest in identifying sources of moisture in a house.  Areas of water intrusion can range from poorly moisture-managed crawlspaces and basements all the way up to the roof, including  openings in the building envelope caused by doors, windows, and vents.  In my reconstruction work I have designed and installed systems than have rescued mold-infested houses from the ravages of water and high humidity. I’m living in one of those houses now.

4.       I own the most expensive instrument a home inspector can bring to a home inspections: an infrared camera.  While most inspectors try to profit from their investment in infrared, I bring this camera along free of charge to every inspection I do.  At least once a month I find moisture in a ceiling or wall that has not yet made itself apparent to the naked eye.  I can’t imagine not bringing this camera to every inspection, any more than I would go without a flashlight.  When the weather cooperates I can asses insulation effectiveness in walls.  No other inspection tool can do this.
